Herbert J. Baumann
Herbert Baumann is the president of Baumann Property Company and in this role operates as both head of this company and as a front-line supervisor. Mr. Baumann believes in taking an active role in the daily management of the sites and spends 80-90% of his time in the field. Mr. Baumann believes in directly supervising and training the BPC personnel as well as closely interacting with the site’s operation to maximize the results. All of the properties receive his active involvement and depending on the needs of a particular site, that site may receive 100% of his attention. Mr. Baumann believes in responding to the needs of the industry and recognizes the importance and urgency of delivering the proper response to any given situation.
Herbert Baumann has worked in the real estate management industry for almost thirty years. He has been awarded the Certified Property Management designation (CPM) by the Institute of Real Estate Management (which is the premier designation in the multi-family industry), holds a Missouri Broker’s license, has the LIHTC C3P certification, is a member of the Home Builders Association, the Multi-family Council of Greater St. Louis, the Real Estate Board of Metropolitan St. Louis, and the Regional Commerce and Growth Association (RCGA). Mr. Baumann graduated from the University of Missouri-Columbia in 1977. He has attended numerous courses in real estate management from some of the top professionals in the industry to continually stay abreast of the demands and trends in the real estate industry and to constantly improve on his performance.
Herbert Baumann’s prior work experience has been with two of the largest property management companies in the nation – Lincoln Property Company and Paragon Group, Inc. both based in Dallas, Texas with regional offices in St. Louis. In his eight years with these companies (Paragon “split-off” from Lincoln in 1981), his responsibilities have been widely varied in property management of multi-family, homeowner’s associations, merchant’s associations, condominium associations, acquisition, financing, and construction and development of both residential and commercial property. He had direct responsibility for over 3700 units and several hundred thousand square feet of commercial and mixed-use development properties. He has been involved in the development of over 4000 apartment units and over 750,000 square feet of commercial space as well as numerous property rehabilitation and workouts. His experience with this company has afforded him the greatest education in all facets of the industry, particularly in the area of residential property management.
Herbert Baumann also served as vice-president of Love Real Estate Management Company in St. Louis, Missouri for over two years. In this position, he was responsible for the total management activities of this organization’s approximate 4500 residential units. These properties ranged in size from 170 units to over 900 units and were spread out across the Midwest and south in St. Louis, Indianapolis, Little Rock, Houston, Brownsville, and Lincoln. His duties also included acquisition, rehabilitation, and sale.
